What is a CMA?
A Comparative Market Analysis (CMA) is a report real estate agents create to estimate a home’s current market value. It compares the property to similar homes that have recently sold in the area.
For homeowners, a CMA helps determine what their home could sell for in today’s market. Whether they’re considering moving, refinancing, or investing in another property.
Where CMA Requests Come From
Homeowners can request a professional opinion of their home’s value through the “Tune value” module in their Home Digest. When they do, they'll land under the Needs CMA key client list.
How It Works
For Real Estate Agents
When a homeowner requests your help with a CMA:
Check your email. You’ll receive a notification about the request.
Find the client in your portal under the Needs CMA key client list.
Review their activity and preview their report before reaching out.
Call your client to discuss their updated home value and offer your professional opinion.
If they’d like a full CMA, perform it outside of Homebot. Once complete:
Return to the client’s profile.
Click “Complete CMA” to manually update the home value. You may need to scroll down a bit to find the button on the left.
Completing the CMA removes the client from the “Needs CMA” Key Client List and ensures their Home Digest reflects the latest market insights. Your client will receive a notification that you've updated the value of their home.
If a Lender Assigns You a CMA
When a loan officer assigns you a CMA request through Homebot:
You’ll receive an email with the client’s details.
Click “Reach out to [Client Name]!” to contact them directly.
Once you’ve completed the CMA, share the updated value with the loan officer so they can complete the CMA on their end. See image above.
For Loan Officers
When you receive a CMA request from a client:
Reach out to the homeowner to let them know you saw they adjusted the value of their home and you want to understand what prompted their request.
Offer to connect them with a trusted real estate agent for a professional opinion if they don't have a preferred agent. More on preferred agents below!
Or if you're co-sponsoring an agent, click “Assign to agent” to send them the details of the request. You may need to scroll down a bit to find the button on the left.
Once the CMA is complete:
The agent will send you the updated home value.
Enter it manually by clicking “Complete CMA.”
This will remove the client from the “Needs CMA” Key Client List and update their Home Digest.
If You're a Loan Officer and Your Client Already Has a Preferred Agent
When a homeowner is already working with a preferred agent, it’s a great opportunity to expand your professional network both inside and outside of Homebot.
CMAs can be a powerful conversation starter and an excellent way to build or strengthen agent partnerships.
Add their preferred agent to the client's team on their profile. This ensures any real estate related questions from their Home Digest or listing questions from Homebot Home Search go to you and the preferred agent, not the listing agent. Learn more about preferred agents here.
