We've taken the market temperature feature one step further, allowing clients to better understand their selling position, based on the following factors:

They can access this panel by clicking 'See why' :

Each month we send the Your Market Update email leading them directly to this section of the homeowner report, pictured below:

Best practice: Embed a Should You Sell video to include your expert advice. Or let your clients know about this feature by sending a Video Email demonstrating it!

How it works

Clients who have been in their home for at least 6 months will better understand their selling position and whether it might be a good time for them to list.

To do so, we help breakdown the critical factors that go into selling at the right time:

Home Appreciation and Depreciation

  1. High appreciation: If a home has appreciated 5% or more year over year.

  2. Moderate appreciation: If a home has appreciated 3 - 4% year over year.

  3. Slow home value growth: If a home has appreciated 0 > and < 2% or more year over year.

  4. Uncertain appreciation: If a home has depreciated by under 0.25%

Cash Position

We also want to help your client understand their home equity and how it impacts their cash position.

Could pocket cash:

  1. This will show if the homeowner will pocket at least $10k in equity after 6% selling fees.

  2. This will show if the homeowner adjusts the slider for a higher-priced home.

  3. This will show for clients who have enough equity to sell but have been in the home for under two years.

Risky cash position:

  1. This will show if the homeowner will pocket less than $10k and/or has owned the home for under two years.

  2. This will show for clients who have less than $10k in equity and have been in the home for under two years.

Market Temperature Indicator

  1. In high demand or In-demand market: Competition is high, inventory is low.

  2. Balanced market: Competition & inventory are neutral

  3. Cool or Cold market: Competition is low, inventory is high
