What is the Client Closings module?
The Client Closings module shows closed loans where your client was engaging with Homebot before the transaction happened. It displays on your CEP dashboard and shows attributed closings from the last six months.
Homebot identifies a Client Closing by matching closed loan data against your Homebot database by checking the property address, your NMLS ID, and the timing of the client's engagement relative to the closing date.
Who can see this: The Client Closings module only displays for individual paying loan officers. It is not available for agents or enterprise accounts yet.
Where do I find Client Closings?
Client Closings appears on your CEP dashboard. If you have attributed closings, you'll see a count along with a link to view transaction details, which lists the individual loans included in that count.
If you don't have any attributed closings yet, you may still see the Client Closings module on your dashboard showing a count of zero.
What counts as a Client Closing?
A closed loan can count as a Client Closing if it is either a purchase loan or a refinance loan, and all of the following are true:
The client was already in your Homebot database before the loan closed
The home's address matches a home in your Homebot database
Your NMLS ID matches the loan officer NMLS ID on the closed loan record
The client engaged with Homebot before the transaction closed (for example, clicking through a Homebot email, using a Homebot tool or calculator, or sending a message through Homebot)
If any of these don't line up, the loan will not be counted as a Client Closing, even if the loan itself closed successfully.
Why is my Client Closings count zero?
A zero count does not necessarily mean something is broken. It usually means Homebot doesn't yet have enough matching data to count a closing. Common reasons include:
The loan data hasn't refreshed yet. Loan and attribution data refresh on a schedule, not in real time, so a recent closing may take time to appear.
The client was added to Homebot after the loan closed. Client Closings require the client to be in Homebot before the transaction closed. If the client was added afterward, that loan will not count.
The client was never added to Homebot. If the client isn't in your Homebot database at all, Homebot has no engagement history to connect to the closing.
Your NMLS ID doesn't match the loan. Client Closings are matched using your individual NMLS ID. If it's missing, incorrect, or listed under a company instead of an individual loan officer, the loan may not appear.
The loan is associated with a different team member or profile. On a team, the closing may be tied to another loan officer, the team lead, or a different profile depending on how the loan was recorded.
There was no qualifying engagement before closing. The loan may be legitimate, but it only counts as a Client Closing if the client engaged with Homebot before the transaction closed.
Why is my Client Closings count lower than I expected?
Client Closings only include loans that meet all of the matching and engagement requirements above. A specific loan will not count toward your total if any of the following apply: the client was added to Homebot after the loan closed, the client was never added to Homebot at all, your NMLS ID doesn't match the loan record, or there was no qualifying Homebot engagement before the transaction closed.
Keeping your client database current — adding clients as soon as you start working with them — gives Homebot the best chance of accurately connecting future closings to your account.
Why is a recent closing missing from my count?
Recent closings may not appear right away because loan data does not update in real time. If a loan closed recently:
Check again after the next data refresh.
If it still doesn't appear, confirm that:
The client was in Homebot before the loan closed
The property address matches the home record in Homebot
Your NMLS ID is correct and tied to your individual profile
The client engaged with Homebot before the transaction closed
What does the Client Closings number actually mean?
The Client Closings number means Homebot was part of the client relationship before the loan closed and reflects prior engagement, not causation.
It does not mean Homebot caused the loan, generated the loan, or is responsible for a specific amount of revenue. The count is based purely on matching closed loan data to prior Homebot engagement.
What should I do if my Client Closings number looks wrong?
Before contacting support, check the following:
Confirm the loan isn't too recent to have appeared yet (data refreshes on a schedule, not instantly).
Confirm the client was added to Homebot before the loan closed.
Verify the property address on file in Homebot matches the closed property.
Check that your individual NMLS ID is correct in your Homebot profile.
Confirm the client engaged with Homebot (email click, tool use, or message) before the transaction closed.
