The Ready for refi opportunity list surfaces clients who are currently in a financial position where refinancing could save them money. Homebot automatically identifies these clients based on their loan details and today's rates β so you always have a warm, data-backed reason to reach out.
Ready for refi criteria
A client appears on the Ready for refi list when they meet both of the following criteria:
Refinancing their current loan would save them $100 or more per month based on today's rates
Their loan is at least 5.5 months old
The savings estimate is calculated by comparing the client's current mortgage rate to current market rates and estimating the reduction in monthly payment. Homebot does this math for you β you'll see the result right on the list.
π‘ Tip: Every client on this list represents a real, specific savings opportunity. The Refi potential column shows their current rate and estimated monthly savings (e.g., "8.8% / Est. $100+ savings") β use that number to open the conversation.
How the list is sorted
Clients at the top of the Ready for Refi list aren't just there randomly β Homebot uses two signals together to put your best calls first:
Engagement first: Clients who have recently interacted with the refi calculator in their Homebot report (within the last 90 days) appear higher. These clients are already thinking about refinancing and are more likely to be receptive when you call.
Savings second: Among clients with similar engagement, those with the highest estimated monthly savings rank higher.
This means the very top of your list is the sweet spot: clients who could save the most and are already exploring it on their own.
When clients are removed from the list
Homebot automatically removes a client from the Ready for Refi list when either of the following is true:
They no longer meet the $100/month savings threshold (for example, if rates have moved)
They have refinanced their loan
You can also manually snooze a client from the list after you've reached out. Select their name, click Remove from list, and confirm. They'll stay in your All Clients list and will automatically reappear on Ready for Refi if they qualify again in the future.
How often the list updates
The Ready for Refi list updates once per week. This means a client who becomes eligible or ineligible mid-week will reflect that change at the next weekly refresh. Engagement signals (such as refi calculator activity) update in near real-time, so the sort order can shift as clients interact with their Homebot report.
How to use this list
The Ready for Refi list gives you everything you need to have a confident, relevant conversation:
Step 1: Navigate to the Clients section
βStep 2: Click Ready for refi
βStep 3: Start at the top β those clients are most likely to be receptive
βStep 4: Click a client's name to open the Quick Look panel for their full details, contact info, and notes
Step 5: Click View full profile to see their activity and/or preview their Home Digest
βStep 5: Reach out using the specific savings number as your conversation starter
Example opener: "Hey [Name], I was looking at your Homebot and noticed you could potentially save around $[X]/month by refinancing at today's rates. Worth a quick conversation to see if the numbers make sense for you?"
